Discretion

Confidential purchases and sales, handled as a matter of course.

For public figures, executives and families who would rather not be seen buying or selling. Discretion is not a service we add; it is how the house works.

In practice

What discretion means, step by step

Privacy in property is rarely lost in one moment. It leaks through a listing photograph, a contractor's post, a name on a viewing sheet. Each of those is closed off in advance.

Before a viewing

Mutual non-disclosure agreements are signed before an address or an identity is shared. Viewings are private, arranged outside open-house hours, and never photographed.

Off-market, by introduction

Many owners in Miami and Palm Beach prefer not to list at all. Buyers and sellers are introduced privately, where both wish it, and nothing appears online.

Holding and closing

Title in Florida is a public record. Whether a purchase is made in an individual name, through an entity or a trust is a question for your attorney. We coordinate with them and with the title agent so that the structure chosen is carried through to closing.

After the keys

Household staff, contractors and security providers are vetted and bound by confidentiality before they set foot in the house, and they are managed by us, not left to find their own way in.

A confidential mandate

How the file is kept

01

First contact

Often through an attorney or an advisor, before the family's name is ever mentioned.

02

A working name

The file is opened under a working name. Correspondence and documents use it throughout.

03

Need to know

One director holds the file. No one else in the house sees it unless the family agrees.

04

Nothing published

No listing photographs, no social media, no press, no case studies. Before, during or after.

Commitments

What we will not do

Never

  • Name a client, even to confirm that we work together
  • Use a client's home or transaction in any marketing
  • Share a file with a provider who has not signed a confidentiality agreement
  • Accept payment from a provider we recommend

Always

  • Agree in writing who may know what, and when
  • Keep one director as the single point of contact
  • Route legal and tax questions to the family's own counsel
  • Return or destroy documents at the end of a mandate, on request

Federal and state reporting obligations may apply to certain purchases, including those made through entities or trusts. The family's attorney advises on them; we do not.

Access

Request an introduction

We take on a small number of families each year. Most arrive through an advisor or another family. If you have been referred, or you act for a family whose affairs in Florida would benefit from a single point of accountability, we would be glad to speak.

Correspondence is read by the founder.
