Residential property in Miami and South Florida, handled by a licensed broker.
Acquisition, sale and off-market sourcing, conducted with the discretion of a private office. Brokerage services are provided solely through Maison Gault Real Estate, a licensed Florida brokerage.
Four kinds of mandate, one standard of judgment
A house is rarely the whole question. Where a purchase touches schooling, renovation or the family's other professionals, the private office coordinates it; the transaction itself stays with the brokerage.
Acquisition
Representing the buyer from the first brief to the keys. Frank advice on what not to buy is part of the work.
Sale
Preparing, pricing and presenting a residence, with the degree of visibility the owner chooses.
Off-market, by introduction
Many of the right houses never reach a listing. Owners and buyers are introduced privately, where both wish it.
Buying from abroad
For families not yet in Florida: viewings on their behalf, a written record of each visit, and decisions scheduled around another time zone.
Where families we work with tend to look
Each area answers a different question about schools, water, privacy and time. Longer notes on each will follow in the Journal.

Coral Gables
Planned streets, Mediterranean Revival architecture, and a city that reviews what may be built.

Key Biscayne
An island village reached by a single causeway. Calm, contained, and close to the city.

Coconut Grove
Tree canopy, bayfront and one of Miami's oldest neighbourhoods, a short drive from downtown.

Pinecrest
Larger lots, quiet streets, and families choosing it for space and schooling.

Miami Beach & the islands
From residential streets to private islands, where discretion is part of the address.

Elsewhere in South Florida
From Fort Lauderdale to Palm Beach, as a family's circumstances require.
How a purchase proceeds
The brief
How the family will live in the house, not only what it should cost. Written down, and agreed.
A short list
Few houses, each seen first on the family's behalf. Reasons to decline are given as plainly as reasons to proceed.
Diligence
Inspection, flood exposure, insurance and association approval, worked through with the family's own attorney and inspector.
Closing, and after
Keys, utilities, works and staff. Where the family wishes, the private office continues from here.
The brokerage represents you in the transaction. Title, legal review, financing and tax are handled by independent licensed professionals retained directly by you.
Request an introduction
We take on a small number of families each year. Most arrive through an advisor or another family. If you have been referred, or you act for a family whose affairs in Florida would benefit from a single point of accountability, we would be glad to speak.
